Spray foam insulation in lofts is now refused or heavily caveated by the majority of UK mortgage lenders. RICS surveyors typically downvalue or flag any property where it's present, because the foam hides the roof structure, can trap moisture against the rafters, and prevents normal inspection — making lenders unwilling to secure a mortgage against the property.
We remove both open-cell and closed-cell foam by hand, working carefully along each rafter and tile felt to leave the original roof structure intact and inspectable. Mechanical scraping or chemical solvents are not used: they damage the timber and the felt, which then triggers the very re-roof you were trying to avoid.
Once the foam is removed and disposed of as controlled waste, we carry out a full inspection of the rafters, purlins, wall plates and felt, and provide you with a written report and photographs in a format RICS surveyors and mortgage lenders are familiar with. Replacement insulation can be fitted at the same time if you want it.
